Why attics first
The hottest room in the house
Most St. George calls start in the attic. That is where the sun loads the roof, where ducts often live, and where outdoor air leaks around lights, hatches, and top plates. Ductwork
Ducts in a vented hot attic fight the AC all season. Air sealing around boots, chases, and the air handler is part of the conversation.
Penetrations and top plates
Wires, pipes, chimneys, and the top plates of interior walls are leak paths. Foam only works if those get addressed, not just the open bays.
Recessed lights
Can lights punch holes in the ceiling plane. Housing type and clearance have to be checked on site. Do not bury a fixture that is not rated for contact.
Access
Hatch size, walk-boards, low-pitch roofs, and garage-attic tight spots change labor. Photos of the hatch and a wide attic shot help.
Existing insulation
Blown-in, batts, or old foam may need removal, compression, or leaving in place. That is a site call, not a promise from a text.
Conditioned vs. unconditioned attic
Bringing the attic inside the envelope (foam at the roof deck) vs. insulating the floor changes ventilation, air sealing, and mechanicals.
Ventilation
Insulation and ventilation have to be evaluated together. Closing soffits or foaming a deck without a plan can create moisture problems.
